Buying a Home in Green Valley or Las Vegas – Things to Know

If you are thinking about buying a home in Green Valley or Las Vegas, there are a few things you should know in order to make the process as easy as possible for you. I’ve always shared these tips with my clients so that they get the best possible deal, and keep themselves protected.

Get Pre-Qualified from a Lender

The pre-qualification process lets sellers know that you are serious about buying a home, and that you can be approved for a loan when you submit an offer. Once you get pre-qualified, the next step is to get a pre-approval letter from the lender, which basically outlines exactly how much the bank is willing to lend you, giving you an amount to work with when you’re looking for a home. The pre-approval process includes a credit check and income/bank balance verification, and can make the difference when submitting an offer against someone who doesn’t have one. It eliminates some of the hiccups in obtaining a home.

Set a Maximum Price

Once you’ve gotten your pre-approval from the bank, it’s important to set a maximum price based on what the bank will lend you, and with what you feel comfortable spending. With this information in hand, I can start finding places for you with that maximum price in mind, leaving out higher priced listings so that I don’t end up wasting your time.

Prioritize Your Needs

For some people, the number of bedrooms may be the most important feature of a home. For others, it could be a spacious kitchen. It’s important to decide for yourself what is at the top of your needs list for a home. If you’re not sure what these needs are/should be, I can help you to identify them. Have kids starting school? We can identify the best schools in an area and focus on gathering listings there. I will always try to give you listings that meet or exceed what you need, but it’s important to be clear on what are must haves for a home.

Always Have a Home Inspection Done

After you’ve made an offer and the seller has agreed to it, you absolutely need to have the house inspected. If the inspector finds nothing wrong with it, you will have the peace of mind that your house has been well-maintained. If there is something wrong with it, typically you will either ask the seller to fix the problem, or lower the selling price so that you can pay someone to fix it yourself. If they refuse, you are able to walk away from the contract (if it’s been properly written).
